Common questions

What is the 30% rule for rent?

Most landlords expect rent to be ≤30% of your net monthly income. Above 40% is considered stretched; >45% is very difficult.

How much income do I need for rent in Spain?

Landlords typically require ≥3× the monthly rent in gross annual income. E.g., €1,000 rent = €36,000+ annual income.

What if I don't have enough income?

You can provide a guarantor (aval), deposits, or proof of savings. Spanish banks sometimes accept international guarantors.

Can I negotiate rent in Spain?

Slightly, but it's not common. You have more leverage in smaller cities or off-season (summer/winter).

Are utilities included in rental prices?

No. Rent quotes are for the apartment only. Utilities (electricity, water, gas, internet) are separate.
